Tenant Rental Criteria Guidelines
The following guidelines are established to ensure that all prospective applicants for a property will be treated equally.
Last month's rent may be required (depending on the home). Payment arrangements may be made with the office depending on acceptable screening (valid Driver's License or ID card, and Social Security Number for each adult are a requirment of the Screening Company.) All adults living at the home, must be screened. Check with the office on criteria for multiplexes.
Income & Deposit Requirements
Combined gross monthly income should equal or exceed two or three times the rental amount (depending on the home). Applicant may be denied if there are any other similarly large payments in the remaining amount.
Security deposit is to be paid within 18 hours of notification of an acceptable screening or the house may be rented to the next applicant. Pet deposit (when applicable) is to be paid in full at the time of the lease signing.
If, in the case of roommates, one tenant does not qualify, then all will be denied. No co-signers allowed.
Rental History
A previous residence history is required. Good history of on-time payments of rent and/or mortgage. No Evictions. No outstanding money owed to a landlord or property manager or breaking of a lease.
Employment History
All employment must be local and verifiable. (Two most recent month's paystubs may be required.) Self employed are required to show last year's tax statement to verify that income requirements are met.
Credit Requirements
All bankruptcies must be discharged. Good payment history after a bankruptcy must be reflected.
Criminal History: No charges or convictions for felonies, drugs, child molestation etc.
